Hardwood Floor Refinishing in Sugar Grove IL A Red Oak Restoration in Hannaford Farm

At Monroy Hardwood Flooring, we believe your floors are more than just a surface. They are the foundation of your home’s warmth, character, and daily life. Recently, we had the pleasure of working with a homeowner named Patrick in the Hannaford Farm neighborhood of Sugar Grove Illinois. His 2¼ inch red oak hardwood floors were still structurally strong but had lost their original luster after years of wear. Our mission was to bring them back to life while keeping the home clean and comfortable during the process.

We started with our professional dustless sanding system to remove the old finish without filling the house with debris. Clean work matters. We sealed off nearby cabinetry, installed a temporary plastic barrier at the work zone entry, and used ventilation fans to maintain airflow and reduce odor. This allowed Patrick and his family to remain comfortably in their home throughout the entire project something many homeowners are surprised to learn is possible with the right tools and care.

Once the floors were sanded down to raw wood, we repaired surface scratches and deeper marks using custom mixed wood filler. We then moved into the creative stage color selection. At Monroy, we bring real samples to your floor so you can see the stains in your actual lighting and setting. In Patrick’s case, we tested several stain options directly on the sanded red oak. After seeing the colors in person, he selected a custom blend of DuraSeal Timeless Fruitwood and Weathered Oak. This warm, light tone helped brighten the space without hiding the natural grain of the wood.

Many clients ask about their options for the protective topcoat. We offer three systems a traditional oil based polyurethane, a hybrid oil water solution, and a premium commercial grade water based finish. Patrick chose Basic Coatings StreetShoe NXT, a two component water based product known for its clarity, durability, and fast curing time. Unlike oil based finishes that tend to yellow over time, this one stays crystal clear and includes UV protection. We applied three coats for added depth and protection, going beyond the industry standard.

This kind of thoughtful refinishing allows homeowners to breathe new life into their space without replacing a single board. Instead of masking the age of the floor, we revealed its character and made it shine again. And by choosing a lighter custom stain with a matte water-based finish, Patrick ensured his floors will look elegant and clean for years to come.
